The auction will be conducted at Semple International, 278 N Third Street Williamsburg OH 45176 on Saturday, June 24, 2017 beginning at 12:00 noon.  All bidders must register w/photo ID and obtain a bidding number at the auction site prior to bidding. Registration begins at 9:00 AM on morning of auction. The purchaser will be required to deposit 10% of the purchase amount as a down payment by personal or corporate check and sign a Contract to Purchase immediately after being accepted as the high bidder. The purchaser must also sign the provided personal demand note for the amount of the purchase price to secure the contact.  Real Estate taxes will be pro-rated to the date of closing. Property is selling free and clear with insurable title.

Inspections:  All property inspections must be done prior to bidding.  The property is being sold in as is, where is, condition, with caveat emptor/all faults.  Inspections will be Monday June 19th, 2017 6:00 – 7:00PM, except for Sugartree Road which is available for inspection anytime.

Buyer Premium: A fifteen percent buyer premium will be added to all invoices for items purchased to determine full purchase price to be paid at settlement.  A 3% convenience fee will be added to all purchases paid for by credit card.
